Considerations to Make Before Refurbishing Your Home

The term ‘refurbishing your home’ is a widely-used one, but the fact remains that this can mean many different things depending on your circumstances. There are various reasons that may encourage you to modify the interior or exterior of your home, for example, whilst there’s a huge number of tasks that can be undertaken as part of the process. As you can imagine, there are also a number of different considerations to keep in mind before you refurbish your home. Here are a few to help you on your way: 

1. Understand your Reasons for Modification 

This is arguably the single most important consideration, as it will inform everything from the budget that you set to the precise modifications that you carry out. If you intend to remain the property and simply want to create a nicer and more suitable living space, for example, you may want to consider reducing the amount that you spend where possible. At the same time, you can focus solely on modifications that are tailored to suit your preferences and the needs of those who live in the property. Conversely, if you’re looking to sell, you may want to prioritise desirable modifications that are known to deliver the highest ROI, whilst also increasing your budget in line with the potential resale value of your home. 

2. Are there any Tasks that you Can Undertake Yourself? 

Having your home refurbished can be a delicate balancing act, as whilst you may be tempted to reduce costs by completing some work by yourself it’s important that you don’t undermine the safety or the finish of your home. So, try to make a list of the tasks that need to be completed as part of your refurbishment project, before identifying the level of skill required for each one. Any electrical work or heating installations should be left to a qualified engineer, for example, whilst tasks like painting, wallpapering and fitting shelves can be completed in-house. The most important thing is to recognise your limitations, and ensure that your budget is spent on tasks that really require expert assistance. 

3. If you are Selling, Know your Target Market 

If you are refurbishing your home in order to sell it on, you need to understand your potential target market. This will be determined by a number of factors, including your location, the size of your property and the amenities in the local area. For example, if you own a spacious, two-bedroom house that’s in the catchment area of a great school, you may want to consider creating a third bedroom so that the property appeals to young families. This type of thinking is crucial, especially if you’re to achieve the best possible ROI and make your home appealing to potential buyers.
